' lavish 'Graceland'-inspired estate has failed to sell at auction, leaving the embattled former radio king still juggling four mortgages.

The sprawling Glenorie weekender — dubbed Kingsview Estate — was passed in during a tightly controlled midweek auction on Wednesday, with few attendees spotted at the invitation-only event.

Potential buyers were reportedly required to sign non-disclosure agreements before entering, while media were barred from attending altogether.

There was also no sign of Sandilands himself — nor the black 2004 Rolls-Royce Phantom that featured heavily in the property's flashy marketing campaign.

At the conclusion of the failed auction, there was notably no 'sold' sticker plastered across the roadside billboard.

The six-bedroom, five-bathroom Georgian-style mansion had initially hit the market in February with hopes of fetching between $5.7million and $5.9million

But expectations were later slashed to a $4.9million price guide before that figure quietly disappeared from the listing altogether the morning after the unsuccessful auction.

The luxury property has now sat on the market for over 90 days and racked up more than 24,000 page views on realestate.com.au.

Sandilands purchased the sprawling 9,469sqm estate for $3million in 2022 before transforming it into an extravagant estate complete with a 'sweeping parliamentary-style circular driveway', 'cascading chandeliers' and a grand staircase.

The listing even boasted a 'great room rumoured to host social balls'.

The property was famously compared by Sandilands to Elvis Presley's iconic Graceland mansion during an on-air chat with Jackie 'O' Henderson last year.

'That Graceland looks exactly like the house I own in Glenorie,' Sandilands said at the time.

The  Sandilands and his former co-star Jackie 'O' Henderson erupted publicly on-air.

The former KIIS FM breakfast duo have now been off-air for months, with the network currently counter-suing the pair over claims they breached their reported $200million, 10-year contracts.
