Denise Richards and ex Aaron Phypers evicted from LA mansion as nasty split gets even uglier

Denise Richards and estranged husband Aaron Phypers have been ordered to vacate the Los Angeles home they once shared.

On Friday a Los Angeles Superior Court judge approved a request from the ex couple’s landlord John Karan to evict Richards, 54, and Phypers, 53 — who recently compared his wife to Rob Reiner’s son Nick.

The judge granted Karan possession of the six-bedroom, five-bathroom, 6,985-square-foot mansion in Calabasas, California due to the tenants’ nonpayment.

Karan is also seeking $84,000 in back rent, which the judge has yet to rule on, per Us Weekly.

It comes after the disgruntled landlord filed a suit against Richards and Phypers on November 7, telling the court they leased the home in 2020 for $12,000/month, but haven’t paid in months.

In mid September the movie star moved out of the $3.3 million Calabasas home after a judge permitted her to enter in order to collect her belongings amid the exes’ contentious divorce.

Meanwhile, her spouse was ordered by the court to remain at least 100 yards away from the residence.

That court order was initially enacted in July via a temporary restraining order the Drop Dead Gorgeous actress secured against her estranged husband. It was later made permanent.

In late November Phypers filed documents requesting an emergency hearing in his spousal support case, according to Page Six.

The hearing was originally scheduled for January 5, 2025 but he claimed he needed it moved up as he desperately needs cash.

The star also shared that he was close to being evicted as he owes $125,000 in back rent and $10,090 in old due HOA fees.

And Phypers added that he has been ‘begging friends for money to have food to eat’ as he has no way to make his own income, the site reported.

The Canada native closed his wellness business Quantum 360 Club a year ago and has not been able to find employment since, he told Daily Mail earlier this year.

Daily Mail reached out to reps for both Richards and Phypers for comment.

Phypers filed for divorce in early July, noting that they had separated three days earlier.

Weeks later he alleged that Richards had been having a months-long affair with a former special forces soldier named Rudy Reyes.

He claimed in a detailed letter to ‘family and close friends’ that Reyes had showered her with X-rated photos and videos, including a graphic clip that showed him naked and pleasuring himself.

In an exclusive interview with DailyMail.com, Phypers claimed he caught wind of his wife’s alleged affair in April.

He said she’d promised to break it off, only for him to catch her lying about another hook-up with Reyes that took place at a Hilton Garden Inn in Burbank, California the following month.

He claimed his discovery of the May tryst led to an explosive argument over the July 4th weekend, during which she smashed his phone.

After he filed divorce paperwork on July 7, Richards hit back a week later with a request for a temporary restraining order that included a laundry list of domestic abuse allegations — all of which her husband denied.
