and ' sprawling upstate New York dream compound has been hit with more than $2.1 million in unpaid contractor debt, the Daily Mail can reveal - raising fresh questions about what has been going on behind the scenes at the couple's long-delayed mega-project.

The Hollywood power couple quietly purchased the South Salem property, a ritzy hamlet in the town of Lewisboro, 60 miles north of Manhattan, through an LLC back in 2018.

They snapped up surrounding parcels to create what Lively once described during a planning board hearing as a 'beautiful buffer' for their growing family, despite already owning a $5.7 million home eight miles away in Pound Ridge.

Gossip Girl alum gushed over the secluded 110-acre estate, calling it 'heaven' and 'the most beautiful place in the world', claiming she and Reynolds planned to build an environmentally conscious luxury retreat where 'our neighbors will never see us.'

But their ultra-private dream compound has instead turned into an eight-year luxury construction saga now plagued by more than $2.1 million in contractor liens and allegations of unpaid work.

Westchester County filings reviewed by the Daily Mail show five separate contractors and subcontractors filed mechanic's liens against the property in April 2026 totaling a staggering $2,108,856.63.

As previously seen last year in exclusive Daily Mail photos, the Hollywood couple had quietly began construction work at their secluded 110-acre property in South Salem, Westchester County, through a series of purchases beginning in 2018

The filings paint a picture of an ultra-luxury compound still deep in construction, with plans including a sprawling main residence, a substantial pool house, a separate gym structure, geothermal heating and cooling systems, structural steel framing, custom copper roofing, septic infrastructure, excavation work and high-end interior finishes.

Documents obtained by the Daily Mail show that the biggest claim came from FlowCon Inc., doing business as Flower Construction, which filed a massive $1,356,157.54 lien.

The filings show the company was hired to complete construction which included framing, HVAC systems, plumbing, electrical work, drywall, masonry, waterproofing, painting and millwork.

Other filings sought payment for custom copper roofing and drainage systems, rough carpentry and trim installation, structural steel fabrication for the main house and accessory buildings, plus geothermal excavation and septic installation work.

Construction is thought to have continued into late 2025 before grinding to a halt in December or early 2026 – with she was 'desperate to get shovels in the ground and be living on this land.'

No satisfactions, releases or lien discharge filings appeared among the records reviewed by the Daily Mail.

Representatives for the contractors and Lively did not immediately respond to a request for comment by the Daily Mail.

The timing of the liens is likely to raise fresh questions about the couple's finances behind the scenes – as Lively and Reynolds continue to navigate the fallout from Blake's bruising legal war with It Ends With Us co-star Justin Baldoni.

The saga has already cost both sides tens of millions in legal fees and reputational damage, with both sides agreeing to a settlement earlier this month just two weeks before a trial was scheduled.

But the bitter dispute seems to be far from over, with Lively continuing to push to recover legal fees and damages tied to Baldoni's failed countersuit.

She recently suffered another setback after a judge denied her latest request to submit additional filings connected to the case.

According to reports, no money changed hands in the settlement despite months of explosive allegations, leaked messages and legal filings.

Now, with more than $2.1 million in mechanic's liens hanging over the couple's long-delayed dream home project, questions are being raised as to just how costly the lawsuit may have been.

Records show the Hollywood couple first purchased a $12 million property on the lot in 2018 under an LLC, along with one other home.

The Daily Mail previously uncovered a virtual town planning board meeting from June 2022 in which Lively shared the couple's plans for the property andwhere she appeared only as 'b.'

They went on to purchase a $1.6 million four-bedroom property bordering theirs in 2020, along with four surrounding plots of land, spanning 110 acres.

Zoning and planning board records from 2022 state the compound consists of a one-story two-bedroom cottage without a kitchen, as well as two stables and a barn.

It notes that the main residence, now being rebuilt, had been downsized from the original structure and will be replaced with a new home over 14,500 square feet with a garage.

The couple also sought approval for a pool, pool house, gym, septic systems and stormwater management facilities, according to records.

During the 2022 planning board hearing, Lively repeatedly stressed how badly the couple wanted privacy and permanence on the property.

'We love this land so much,' she told officials at the time. 'We're so grateful to have this land and to have such space and such privacy.'

Lively and Reynolds currently live at their $5.7million home in Pound Ridge, just eight miles from South Salem

Lively said she and Reynolds wanted to 'honor the history of the property', while asking for approval for a 'substantial size pool house and gym'.

The gym is expected to be 1,702 square feet, with the pool house coming in at 3,306 square feet for a 1,000 square-foot swimming pool, records show. 

Letters from neighboring properties in support of the renovations were submitted with their application.

Michael Sirignano, the couple's lawyer who was also on the virtual call, told the board that the couple planned to make the property their primary residence with their four children, daughters - James, now 11, Inez, nine, Betty, six, and son Oli, three. 

Lively also described herself as a 'huge fan of history', saying that was why she and Reynolds wanted to keep a cottage and another structure, while rebuilding the main home.

When questioned over plans to have a kitchenette in the pool house, she insisted to the committee that it would not be used as an apartment.

Sirignano confirmed that the couple had 'no plans' to sell off any of the smaller lots of land, ensuring it 'remains a family compound'.

Lively herself added that she and Reynolds didn't want to be 'tyrannical and try to just buy up every bit of land available' but purchased the extra land as a 'beautiful buffer'.
