A-list Wellness Coach’s Luxury Byron Bay Pad Sells for .9 Million Amid Rising House Prices

Fitness influencer James Duigan, one time ‘wellness coach’ to superstar Chris Hemsworth, has put his luxurious country mansion under the hammer for $12.9million.

Located in lush bushland in Newrybar, 16km from Byron Bay, Duigan, 50, renovated the eight-bedroom, eight-bathroom spread after buying it with his wife Chrissy in 2019 for $2.415 million.

Known as ‘Cedar Hill’, the sprawling pad features soaring ceilings and an innovative ‘barn style’ open-plan layout.

According to the Sydney Morning Herald, Duigan sold off the two hectare property in March to Tom Miser, the founder of SAE Institute.

The publication said details of the sale have not been confirmed by agents and come after Duigan and his wife first listed the unique home in 2023 with a $20 million price tag.

It was passed in at auction after a bid of $14.8 million that year and re-listed.

Created by designer Jase Sullivan and the Duigans the main dwelling, has two separate wings connected by a glass atrium.

One wing, a converted barn known as the ‘Pyjama Wing’, hosts the bedrooms, while the other wing contains the living space and oversized marble kitchen.

Highlights include gabled ceilings and retractable glass walls that open out to an entertainment space.

There’s also a heated magnesium mineral swimming pool, a stone fireplace and a media room equipped with a custom-designed bar.

Designed to accommodate up to 20 adults, the property also includes a separate two-bedroom cottage. 

Known as the founder of Bodyism, Duigan has been the go-to trainer for A-list clients including Chris Hemsworth, Rosie Huntington-Whiteley and Elle Macpherson. 

The Byron Bay area is known for its soaring real estate prices and high-profile residents.

The beautiful region is a favourite spot of the Hemsworth brothers.

Chris, 41, Liam, 35, and Luke, 44, are estimated to have holdings on the holiday coast worth over $100million and sitting on 124 hectares – and their portfolio just keeps on growing. 

Thor star Chris and his wife, Elsa Pataky, are the leading land owners, starting with their mega mansion. 

After buying his Byron Bay family home for $7million back in 2014, Chris transformed the sprawling property into a compound that has been valued at between $30million and $60million.

The actor carried out extensive renovations on the six-bedroom home, and it now boasts a steam room, gym, media room and games room.

There’s also a stunning outdoor living area, play areas for his three young kids and a 50-metre rooftop infinity pool, which overlooks the ocean.

Chris and his family began construction on the mansion, which was previously an eight-bedroom resort-style home known as Kooeloah, in late 2017.

Others compared the home, which sits on 4.2 hectares, to a multi-storey car park and a ‘McMansion’.

The couple also own a Broken Head horse ranch and retreat, purchased in 2019 for $4.25million, with an estimated value of $10million now.

Chris’ little brother Liam put down a whopping $6.5million for a property in Newrybar, south of Byron Bay, in 2020.

Meanwhile, eldest sibling Luke, 40, set out to expand the family’s empire by upgrading his $4.3 million beachfront mansion in in Suffolk Park, Byron Bay, in 2022, according to Realestate.com.au.  

According to the publication, the median house price for the region right now is $2,530,000.
